Job Summary: The Director of Commercial Property Management at NP Dodge oversees the company’s commercial real estate portfolio and leads the strategic direction of property management operations. The ideal candidate brings a proven track record managing diverse commercial assets, exceptional leadership capabilities, and a deep understanding of the commercial real estate market. Reporting to the Vice President and President, this role is responsible for developing and executing strategies that optimize property performance, enhance tenant satisfaction, drive long-term value for clients and stakeholders, and lead a high-performing team of commercial property managers. Essential Functions: Demonstrate company core values. Leads the team in support of the strategic vision and goals for the commercial property management division. Builds and leads a high-performing commercial property management team, providing mentorship, coaching, and professional development opportunities to enhance team capabilities and performance. Supervises commercial property managers and support staff. Responsible for hiring, training, performance management, and payroll administration of commercial team. Develops and implements property management plans, budgets, CAM reconciliations, maintenance billing, and other operational strategies to optimize financial performance and enhance asset value. Oversees the day-to-day operations of one or more commercial properties, including office buildings, retail centers, storage facilities, industrial parks, and mixed-use developments. Builds and maintains positive relationships with brokers, property owners, investors, and clients, serving as the primary escalation point for operational, tenant, and client issues. Implements and distributes monthly, quarterly, and annual reporting tools and performance metrics to demonstrate value and ensure alignment with client objectives and expectations. Oversees tenant relations and lease administration activities to ensure high levels of tenant satisfaction, retention, and lease compliance. Networks and collaborates with brokers to support new business development, leasing strategies, lease agreement negotiations, and attract/retain high-quality tenants. Manages property budgets, financial forecasts, and performance metrics to achieve revenue targets, expense control, and profitability goals. Monitors and analyzes property financials, including revenue, expenses, and capital expenditures, and identify opportunities for cost savings and revenue enhancement. Ensures the effective and efficient operation of all commercial properties including general contracts, maintenance, repairs, and capital improvement projects. Develops and implements preventive maintenance programs to maintain property condition, compliance with regulations, and tenant safety. Implement risk management strategies and protocols to mitigate property-related risks, including safety hazards, regulatory compliance, and insurance requirements. Ensure compliance with all applicable laws, regulations, and industry standards governing commercial property management operations. Fosters a culture of collaboration, innovation, and continuous improvement within the commercial property management division. Reasonable and reliable attendance and timeliness when reporting to work and completing work. Interacts well with others. Other duties as assigned. Education/Experience/Qualifications: Bachelor’s degree in Real Estate, Business Administration, or a related field is preferred. A minimum of 8 years of progressive commercial property management experience, including at least 5 years in a leadership role is required. Demonstrated track record of successfully managing diverse commercial real estate portfolios and achieving financial targets. Experience using property management software systems and technology solutions. Industry certifications preferred: CPM, CAPS, CAM. Real Estate license required in specific markets, otherwise preferred. Required Skills / Abilities: Strong understanding of commercial real estate industry trends, market dynamics, and property management best practices. Strategic thinker with the ability to develop and execute operational plans and initiatives. Excellent leadership, communication and interpersonal skills, with the ability to build and motivate high-performing teams. Proficiency in financial analysis, budgeting, CAM reconciliations, and property performance metrics. Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint. Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment. Special/Physical Requirements: Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time. Maintaining a valid driver's license and reliable transportation for travel between properties. Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).
